A new industrial company settles on Highway 16

Planning commissioners voted unanimously to approve a major development permit for a 15,000 square foot industrial complex to be located at 22000 Highway 16 at the planning committee meeting on Tuesday.

City staff recommended approval of the permit with two stated conditions, according to senior planner Ben Rhoads. The two conditions are that the applicant must either build the necessary sidewalk or pay a sidewalk fee of $ 444.44 and obtain an off-site easement for drainage and utilities, Rhoads said.

The permit will be presented to the city’s board of directors on August 3.

Beehive Enterprises LLC of Springdale is the owner of the project, according to a report prepared by Rhoads and city engineer Justin Bland. This installation is the first phase of a larger complex of five buildings, the report says.

The remaining four buildings will be built at a future date, which Beehive Enterprises LLC has not yet determined, according to the original staff report on the project prepared by Rhoads and Bland on April 7. The company did not say how many jobs it would create. at Siloam Springs and could not be reached for comment.

This is the second review of the permit by the planning commission, Rhoads said at the meeting. The first review took place at the planning committee meeting on April 13 and went to the board of directors on May 4. The permit was approved by council on May 4.

Following the May 4 city council meeting, the project was redesigned with the drainage basin moved to the northeast corner of the property and the building moved to the northwest corner, Rhoads said.

“This is in response to the recently approved project north of the site, for Rock Hill Foods and… it should be noted that the building size remains the same as before at 15,000 square feet,” Rhoads said.

Rock Hill Foods’ major development permit for a 67,178 square foot food processing facility was approved by the Planning Commission on May 11 and by the city’s board of directors on June 1. The facility will be located in block 22100 of Highway 16.

The planning committee also voted and listened to the following points:

• Final development permit for Block 22000 of Davidson Road. This article will be presented to City Council on August 3.

• Preliminary Development Permit for 816 Arkansas Highway 16. This item will be presented to City Council on August 3rd.

• Preliminary development permit for block 22200 of Davidson Road. This article will be presented to City Council on August 3.

• Rezoning permit for 610 W. Tahlequah St. This item will be presented to City Council on August 3rd.

• Special use development permit for 300 Cordes Drive. This article will be presented to city council on August 3.

• Special Purpose Development Permit for 302 E. Jefferson St. This item will be presented to City Council on August 3rd.

• Special Use Development Permit for 400 S. Mount Olive St. This item will be presented to City Council on August 3rd.

• Special use development permit for 714 W. University Street. This article will be presented to city council on August 3.

• Update of the zoning code concerning sanitation trucks and private alleys in the planned developments.

• Update of the zoning code concerning the authorization of body art companies in zones I-2 (light industry) and C-2 (road commercial). Body art companies will have to apply for a major development permit to set up a business in zone C-2.

• Monthly update of the overall city plan.

• Annexation / Zoning Development Permit for Block 15500 of Arkansas Highway 59. This item was submitted to City Council on July 6th.

• Development permit divided into lots for block 100 of Dogwood Place. This article went to city council for easements on June 15
